Business Journal

From Visitor Numbers to the Value of Travel: GAIA Resort Reports Higher Occupancy and Guest Spending Year on Year

The Zao Welfare Forest Initiative, the Albergo Diffuso hospitality model, and Zao’s extraordinary regional potential are shaping a new approach to community-based tourism.

Japan’s tourism market is entering a period of change.

On November 2, 2026, Business Journal published an article examining why inbound tourism spending continues to grow even as visitor numbers have declined.

The development raises an important question: should tourism success be measured only by the number of people who arrive, or also by the value of the experiences they enjoy?

For GAIA Resort, based in Zao, Miyagi Prefecture, this question is closely connected to our hospitality philosophy.

GAIA Resort has seen both accommodation occupancy and spending associated with guests’ stays increase compared with the previous year.

We believe that Zao’s natural and cultural attractions, our community-based hospitality approach, and GAIA Group’s long-term regional development vision may all contribute to this positive direction.

Our goal is not simply to welcome more guests. It is to create meaningful experiences while strengthening the communities in which we operate.

Japan’s Tourism Market: Fewer Visitors, Higher Spending

According to the Business Journal article, international visitor arrivals in Japan during January–September 2026 were 2.9% lower than in the corresponding period of the previous year.

Meanwhile, the Japan Tourism Agency reported that international visitor spending reached approximately ¥2.21 trillion during July–September 2026, an increase of 3.2% year on year.

Average spending per international visitor was approximately ¥234,000, up 6.1% compared with the same quarter of the previous year.

These figures suggest that visitor numbers and tourism spending do not necessarily move in the same direction.

However, higher spending does not automatically mean that travelers are enjoying better experiences.

Accommodation prices, dining costs, exchange rates, and other economic conditions can also influence the figures.

For hospitality providers, the essential question remains whether guests receive meaningful value in return for what they spend.

We believe that memorable accommodation, regional cuisine, cultural experiences, and personal connections can all contribute to that value.

The arrival figures refer to January–September 2026, while the spending figures refer to July–September 2026. These statistics cover different periods and should not be treated as a direct like-for-like comparison.

GAIA Resort’s Growth: More Than Accommodation Performance

GAIA Resort has developed a network of accommodations using vacation homes and existing buildings in Zao and other parts of Miyagi.

Our properties include private villas, natural hot spring accommodations, and urban-style stays, allowing guests to choose experiences that suit their travel preferences.

In this context, we are pleased to report year-on-year growth in occupancy and spending associated with our guests’ stays.

For us, however, growth is not an end in itself.

We want guests to enjoy the destination, explore its restaurants and shops, discover local culture, and feel connected to the community.

We also want tourism to create meaningful opportunities for the people who live and work in the region.

Many factors influence business performance, including travel demand, pricing, accommodation supply, and operational capacity. We therefore regard our results as encouraging evidence of potential, rather than proof of any single cause.

Zao’s Regional Potential: Nature, Hot Springs, Food, and Culture

Zao has outstanding natural and cultural attractions.

The Zao mountain range offers landscapes that change dramatically throughout the year.

Spring brings fresh greenery and flowers, summer offers mountain scenery, autumn transforms the forests with colorful leaves, and winter creates a beautiful snowy environment.

Togatta Onsen is known for its hot spring traditions and the heritage of traditional kokeshi dolls.

The surrounding region also offers agricultural produce, dairy products, local cuisine, and opportunities to meet local residents.

We believe these attractions provide compelling reasons to visit Zao—and to return in different seasons.

A vacation in Zao can include scenic exploration, relaxing hot spring baths, local dining, traditional craftsmanship, and peaceful time in private accommodation.

For GAIA Resort, these regional assets are the foundation of our hospitality experience.

Albergo Diffuso: Connecting Accommodation with the Wider Community

GAIA Resort draws inspiration from Albergo Diffuso, the Italian concept of distributed hospitality.

Rather than limiting the visitor experience to a single building, this model connects accommodation with restaurants, shops, cultural attractions, and everyday community life.

A guest may stay in a private villa, enjoy breakfast at a nearby café, purchase seasonal produce at a local market, explore the hot spring town, and return to a comfortable accommodation in the evening.

Each activity becomes part of a wider experience of the destination.

GAIA Group operates local businesses including Zao Shokudo, Sakai Coffee Zao Sansuien-mae, and FamilyMart Zao Togatta.

We also collaborate with local agricultural producers through the Zao Yumezukuri produce shop.

These businesses help support both visitors and local residents.

In 2025, GAIA Group announced that GAIA Resort Zao Sansuien had received the world’s first Ospitalità Diffusa international certification from Albergo Diffuso International.

Our aim is to develop hospitality that connects the region’s existing strengths and makes the wider community part of the travel experience.

The Zao Welfare Forest Initiative: Connecting Tourism with Community Well-Being

At the heart of GAIA Group’s activities is the Zao Welfare Forest Initiative.

Its vision is to create a community where everyone can live with dignity and security, and where each individual can find a meaningful role.

We approach regional development by connecting tourism, property regeneration, agriculture, food services, commerce, employment, and welfare.

Vacant vacation homes can be renovated and used as guest accommodation.

Accommodation operations can create work in cleaning, maintenance, and property management.

Visitors can support local restaurants and shops, while locally grown products can find new uses through food businesses.

Our aspiration is to create a sustainable cycle in which tourism supports regional livelihoods.

For GAIA Group, a thriving tourism destination should also be a good place for local people to live and work.

People and Service Quality Remain Essential

As tourism spending grows, guest expectations also rise.

Clean rooms, reliable maintenance, clear information, safety, and attentive service are essential to a positive stay.

We recognize the importance of the people who support accommodation, food, agriculture, and local businesses every day.

GAIA Resort will continue working to improve guest satisfaction while respecting the needs of local residents and the quality of life in the region.

Our objective is not simply to increase visitor numbers, but to build a destination that people will want to experience again and again.

Creating More Reasons to Visit Zao—and to Return

The appeal of Zao extends far beyond its mountains and hot springs.

It can be found in a meal prepared with regional ingredients, a traditional craft, a local shop, a conversation with someone who lives there, or a peaceful evening spent in a private villa.

These experiences together create the value of a destination.

GAIA Resort will continue connecting Zao’s natural and cultural strengths with the philosophy of the Zao Welfare Forest Initiative and the practical hospitality model of Albergo Diffuso.

We regard the growth in occupancy and spending as an encouraging sign, while recognizing the importance of monitoring guest satisfaction and the wider benefits of tourism to the region.

From a place to visit once to a destination you will want to return to.

We invite you to discover the beauty, hospitality, and community life of Zao with GAIA Resort.

We look forward to welcoming you.
